Open two browser tabs and search "Los Gatos median home price" on each. There is a real chance you will land on two different numbers, both current, both sourced from the same underlying multiple listing service. One might show a home price of $2.4 million. The other might show $2.8 million or more. Neither is wrong. They are just answering different questions, because "Los Gatos" is not one market. It is a name shared by at least a half dozen neighborhoods and zip codes that behave nothing alike once you look at what actually closed.

This matters more than a curiosity for anyone comparing Los Gatos against other South Bay towns before making an offer. The headline figure everyone quotes is an average of markets that do not belong in the same sentence.

One Name, Nine Price Tags

Redfin's own data for the area, refreshed as of July 2026, lists median sale prices for nine distinct Los Gatos-area neighborhoods and zip codes side by side. The spread is not subtle.

That is a spread of more than three to one between the top and bottom of a list that a search engine will happily hand you as a single town's home price. A buyer comparing "Los Gatos" against a neighboring suburb on price alone is really comparing an average across all of these at once, weighted by whatever mix of homes happened to close that quarter.

The town-level figure carries its own inconsistency too. Redfin's Los Gatos city page shows a three month median of $2.4 million for the period ending May 2026, down 10.7 percent from the same window a year earlier, with homes selling in an average of 14 days. A separate Redfin page for a neighborhood also named "Los Gatos" but classified under San Jose city limits shows a three month median of $2.8 million for the same window, up 16.5 percent year over year. Same name, same data provider, same season, different geography, different direction of travel entirely.

The Same Name, Two Different Cities

The confusion is not limited to Los Gatos itself. Monte Sereno, the small city that borders Los Gatos to the west, shows a three month median of $4.9 million for the period ending May 2026, down 8.5 percent year over year, with homes selling in a median of 10 days compared to 34 days the year before. Meanwhile the neighborhood Redfin labels "West Los Gatos-Monte Sereno," which overlaps the same physical area but is drawn as its own polygon, shows a median of roughly $3.25 million as of July 2026, a full $1.6 million below the city of Monte Sereno's own number in a nearly identical window.

Neither figure is a typo. A city boundary and a real estate neighborhood boundary are two different lines drawn by two different authorities for two different purposes, and homes on either side of that line get counted in different buckets depending on which one a website happens to be using.

What a Century-Old Auction Still Prices Today

Some of the spread traces back further than any recent market cycle. The Almond Grove neighborhood, just off downtown, is one of only five areas the Town of Los Gatos has formally designated a historic district, alongside the Edelen or University Historic District, the Fairview Plaza Historic District, the Broadway area, and the Downtown Historic District itself. The Almond Grove subdivision was first auctioned in 1887, carved from about 40 acres of former almond orchards into 170 lots, and 121 of them sold on the first day of the auction according to the town's own historic record. One of the original residents, John Bean, started a spray pump business in the neighborhood that eventually grew into FMC Corporation, a multinational manufacturer.

That kind of documented, walkable, century-old housing stock does not get replicated. When Downtown Los Gatos posts a median north of $4.4 million, part of what a buyer is pricing is scarcity that predates the tech industry by more than a hundred years. Compare that to a home a few miles up Highway 17 in the 95033 zip code, and the market looks like a different country.

The Hillside Zip Code Nobody's Headline Number Describes

Zip code 95033 carries a Los Gatos mailing address and a Los Gatos-Saratoga Joint Union High School District assignment, but the properties inside it sit up in the Santa Cruz Mountains, many served by well water and septic systems rather than municipal utilities, some zoned under Loma Prieta Joint Union Elementary School District rather than the town's own elementary schools. As of July 2026 the median sale price there was $1,671,500, less than a third of Sobey's figure on the same list. Listings in the area routinely mention acreage, redwood groves, and a commute of 8 to 20 minutes down the hill into town, alongside disclosures about private roads, water rights, and septic design reports that a downtown buyer would never encounter.

This is not a lesser version of Los Gatos. It is a fundamentally different housing product, rural acreage instead of a walkable lot, that happens to share a zip code prefix and a school district letterhead with homes selling for triple the price a short drive away.

Why One Company's Address Still Moves a Zip Code

Some of the demand concentration has a name attached to it. Netflix's global headquarters sits at 121 Albright Way, squarely inside the 95032 zip code, according to the company's own corporate contact page. A single major employer anchored in one specific zip code does not spread its gravitational pull evenly across every neighborhood carrying the Los Gatos name. It pulls harder on the streets closest to it, and that pull shows up unevenly in the numbers above, part of why a zip-level breakdown tells a more useful story than a townwide average ever could.

None of this means the overall Los Gatos market is soft or strong in any simple sense. Sale to list ratios, days on market, and price per square foot all move differently depending on which slice of the town a buyer is actually evaluating, and the only way to know which slice applies to a specific property is to look at recent closed sales on that street, in that school boundary, at that elevation, rather than at the number a search result hands you first.

A Few Questions Worth Asking Before You Trust a Number

Is the Los Gatos market actually down for the year? The townwide figure showed a median of $2.4 million for the three months ending May 2026, down 10.7 percent from the year before, but a neighboring Redfin polygon covering a same-named San Jose neighborhood showed a median up 16.5 percent in the same window. Whether the market is up or down depends entirely on which boundary is being measured, not on a single townwide trend.

Does a 95033 address mean Los Gatos schools? It means a Los Gatos-Saratoga Joint Union High School District assignment for most parcels, but elementary schooling in much of 95033 falls under Loma Prieta Joint Union Elementary, a separate district from the schools serving downtown and the flatter parts of town. Anyone weighing a hillside property against an in-town one should confirm the specific elementary assignment for that parcel rather than assuming a shared zip code means a shared district.

Why did Monte Sereno's median look so different depending on the source? Monte Sereno is a small city with a limited number of transactions in any given month, so a handful of luxury sales can swing the median significantly from one reporting window to the next. A three month rolling average smooths some of that noise. A single month's snapshot does not.
